An appraisal on your home conducted by a state licensed independent appraiser trained to estimate the anticipated sales price of your home. *

A home inspection on your home conducted by a certified home inspector.

A purchase contract from Ephraim Rempfer equal to 97% of the appraised value of your home that allows you to continue to market your home for sale and if a better offer is presented, you can accept it and terminate Ephraim Rempfer's contract.

How the Program Works

Once you enroll into the Program you have a bonafide offer from Ephraim Rempfer to purchase your home. But, there is a unique feature to this offer; you can cancel it at any time up to the closing date. So, continue to market your home for sale and if a better offer is presented, accet it and terminate Ephraim's offer to purchase your home. It is like having a backup offer to use if needed. With E.R.'s offer in hand, you can rest easy know that you home is SOLD for at least E.R.'s offer and most likely more!

Benefits to Home Sellers:

1. Peace of mind knowing that the lowest possible price for which your home will sell is 97% of appraised value.

2. Ability to negotiate the sale of your home from a position of strength. No longer will you have to accept lowball offers or weak offers with unfavorable terms like; you carrying back financing, buyer needing to first sell their home, buyer needing you to pay his financing costs in order to qualify for his loan or you paying incentives to real estate or buyers in order to get your home sold.

3. Can make firm plans to move by a certain date.

4. Avoid moving into temporary living quarters until you can close on your new home.

5. Can negotiate a lower purchase price on your new home since, you will not need to weaken your offer with contingencies like, needing to sell your present home prior to purchasing the new home and needing to secure acceptable financing.

What is the cost for all these benefits?

1. The cost of purchasing an appraisal and inspection on your home. $350.00 appraisal fee and $150.00-$250.00 inspection fee.

A.) Appraisal to be completed by a licensed MAI appraiser approved by First Bank.

B.) In rare situations contract purchase price may be lower than 97% of the appraised value due to special circumstances, i.e., location, construction materials, functional obsolesce, etc.

2. There is a guarantee fee charged to the home seller for Ephraim Rempfer's services of 2% of the value of the home plus the seller will still pay normal and customary real estate costs.

A.) Buy-out to be completed a minimum of 90 days after list date.

B.) Special circumstance properties or properties on more than 1 acre are subject to a 180 day minimum list period.

3. Customary closing costs are per worse case Sellers Estimate provided by Ephraim Rempfer in writing.

4. Program for homes in the Denver metro area valued up to $400,000.00.
