The following marketing plan is currently designed to maintain your best interest in the sale of your home. As your professional REALTOR, I will represent your largest investment, your home, with the greatest amount of professionalism and regard.

OBJECTIVE:

* To get the best price obtainable for your home. * To sell it in the shortest time possible. * To create the least inconvenience for you.

SCHEDULE:

* Prepare comprehensive COMPARATIVE MARKET ANALYSIS, using the most accurate market data available, and provide you with an estimate of net proceeds. Honesty about your home's value will help maximize buyer interest.

* Help you prepare your home for potential buyers with expert advise on what buyers are looking for in a home.

* Install FOR SALE sign on the property and place a lock box on the property for ease of showings.

* Install brochure box

* Prepare Multiple Listing Service listing forms, brochure information, and enter your property on the on-line office computer. Your property will automatically appear in the MLS Catalogue and is instantly available to all major real estate companies that are MLS members. Order CRV, FHA, or MAI appraisal (optional at owners expense).

* Advertise your property on the Internet. This will give anyone relocating to the Denver area a good idea about what's here and get your home seen by them too. The Internet has become the mecca for all sorts of real estate ventures and whether buying or selling it is the place where relocation starts. Our listings have exposure on a minimum of four different web sites!

* Distribute fact sheets to the other agents.

* Advertising your home will be done on an indivdual basis and in ads on similar homes in the price ranges through a wide range of media. Some houses will draw more calls, so we may use them more often.

* Arrange open houses for prospects and associates

* Send direct mail to your neighbors that the property is on the market.

* Create High Impact Flyers for distribution.

* Direct mail-outs.

* Promote the property to other agents at meetings and at their offices. Provide all of our agents listing information and first hand knowledge, for they often have immediate qualified buyers.

* Observe current and new listing activity in the market place.

* Monitor listing and sale activity in your area to maintain your property at a competitive advantage.
